Commercial and Retail Developments
LOCKHEED MARTIN/FREMONT ASSOCIATES – Planning, land use entitlements, survey and civil engineering plans for a 1.5 million square foot corporate industrial center on a 67-acre site in the Harbor Gateway area of the City of Los Angeles.
VENICE CROSSROADS – Land Use Planning, Land Use Entitlement, Land Surveying and Civil Engineering services for a 133,000 square foot commercial/retail center on a 6.6 acre site at Venice and Robertson Boulevards in the City of Los Angeles. This project included a lot merger and the vacation of Exposition Drive.
HOWARD HUGHES CENTER – Civil engineering and land surveying for the construction of a regional mall,located in Westchester, including a Nordstrom Rack and Edwards Cinema Multiplex Theater as the anchor tenants.
CSUN NORTH CAMPUS PROJECT – Planning, engineering and land use entitlements (Joint Powers Agreement)for a 28-acre site located on the California State University, Northridge campus, including a 650,000 sq. ft. five-building, biotechnology research and development center.
BORDERS BOOKS/NEW CENTER COMPANY – Land Survey, Civil Engineering, and Building Permit Expediting for Borders Books and its development partner New Center Co. Our company staff coordinated site analysis and approval services for several Southern California Borders locations, including the 43,000 sq. ft.flagship store on Westwood Boulevard at Rochester Avenue, as well as stores in West Hollywood, Sherman Oaks, Mission Viejo, Glendale and Montclair.
Residential
A list of selected projects is included. These developments exemplify the broad scope of LDC services – Land Design and Civil Engineering, Land Use Entitlement Approvals, and Permit Expediting, as required for many types of developments such as residential and mixed use projects.
Vermont Village Plaza – Land use entitlements and civil engineering services were used for a 36-unit mixed use (condominium/commercial) development at 81st Street and Vermont Avenue in the City of Los Angeles. Therewere two components to the project. The first component was the preserving, rehabilitating, and incorporating of the building located on the corner of 81st Street and Vermont Ave. into the project. The second component of the project was the construction of the mixed use. Condominiums built over the top of the commercial/retail storefront spaces.
Normont Terrace Housing Project – As consultants to the selected development team, LDC carried out engineering,surveying, and land use entitlements for a 38-acre site in the Harbor City area involving the demolition of 400 units and the reconstruction 624 rental and condominium units with roads, infrastructures, parks, pools, storm drains, Environmental Impact Report, mitigating highly expansive soil conditions and several environmental concerns. This is a unique public/private partnership between the Housing Authority of the City of Los Angeles (land owner) and a private developer. LDC has also coordinated the public affairs services with the City Council office and local community groups.
